Client: Wates Interiors

Details: To compile the Building Manual incorporating the Health and Safety file for the shell and core base build and interior fit-out works of a Data Centre at Kent Science Park.

Scope of works:

Our duties involved contacting sub-contractors and designers for operating and maintenance / design information, collating the information received, issuing weekly status reports to Wates and ultimately producing the building manual in hard copy and clickbm format.

Client: ISG

Details: Home Office IRC (3 year project)

Scope of works:

We were appointed to produce a comprehensive Building Manual for an extensive new build immigration facility. Our works involved collating information from over 100 separate sources, including consultants, designers, sub-contractors and suppliers. We produced an extensive file to a specified format, which was subject to continuous review throughout the project by both external and internal consultants.

In addition, we produced a fully hyperlinked electronic manual which was later extended to include all available historic records, providing the client with a fully comprehensive information resource.

Due to security issues and the extent of the project, our team worked on site.

Following a successful proposal to the client, we were subsequently re-engaged directly to compile a comprehensive asset register for the facility, using the Building Manual documentation.

This project highlights our flexibility in terms of working practices, our ability to complete large contracts as well as our ability to create future opportunities and maintain client relationships.

Client: Dean & Dyball

Details: Kingston University

Scope of works:

We were appointed to produce a Building Manual, incorporating a health and safety file, for a new building at Kingston University.

The manual comprised operating and maintenance information from all construction and refurbishment sub-contractors, in excess of 60 separate parties, and included a substantial building services element.

Our duties also involved compiling an extensive health and safety file, working in partnership with the project CDM Co-ordinator. The file had a detailed, specific structure, defined by the client team and our remit involved presenting the file to the client at various stages of the construction process.

In addition, on our own initiative, we carried out O&M workshops, hosted and chaired consultant reviews and attended monthly site meetings to progress the file.

At the request of the principal contractor, we were required to upload all information into Buzzsaw (internal file sharing system).

This is one of a number of large-scale projects we have worked on and demonstrates our ability to work on long-term contracts, co-ordinate large numbers of contractors and produce extensive, complex files.

It also highlights the proactive approach we take to involve the client in the process and manage expectations; to promote good communication throughout the project; and to encourage the formal review of documentation.

Client: Ellmer Try Joint Venture

Details: To compile the Building Manual, incorporating the Health and Safety file, for Marks & Spencer plc development projects at London Colney, Cheshunt and Luton.

Scope of works:

To contact sub-contractors and designers (60+ separate parties) for operating and maintenance information, collate the information received, issue weekly status reports to our client and produce the building manual incorporating health and safety file, hard and soft copy, in the e-DM format specified by Marks & Spencer plc.

The electronic and hard copies of the manual were delivered in advance of practical completion.

Client: Midas Interiors

Details: Department for Work & Pensions (DWP) rollout scheme

Scope of works:

We were appointed to produce Building Manuals for the nationwide refurbishment of Jobcentre plus and Benefits Delivery Centres.

The rollout scheme took place over a 3 year period and, during this time, we delivered over 35 manuals to sites across the country. We built up excellent relationships with supply chains, project teams, consultants and the client from whom we had very positive feedback.

Our remit involved producing project specific manuals (including detailed health and safety files) to a standard format. We were also appointed to undertake additional works including the collation of BREEAM Guides for certain sites.

The majority of projects were small scale refurbishment works with a short construction programme (4-6 weeks). All manuals were delivered in advance of practical completion.

Details: Accommodation modules – fit out programme 2009/2010

Scope of works:

Provision of Building Manual, incorporating all operating and maintenance information, for rollout scheme of fit out projects, across the UK.

Client: Wates Retail

Details: To compile the Building Manual incorporating the Health and Safety file for a Home Office framework of refurbishments throughout the UK.

Scope of works:

To contact sub-contractors and designers for operating and maintenance information, collate the information received, issue weekly status reports to our client and produce the building manual incorporating health and safety file. clickbm format used to keep uniformity for the client across the framework.

Client: Midas Construction

Details: Care Home Project – Bristol

Scope of works:

RTAL was appointed to collate and produce the Building Manual (including the health and safety file) for a new build care home in Bristol. The project involved 54 sub-contractors and included structural, refurbishment / fit out and external works trades.

Additional duties included client presentations, contractor workshops, designer reviews and site meetings.

The Building Manual was delivered in advance of practical completion.

This project was undertaken by our regional office, based in Bristol.
